Not always. Most houses have ‘Permitted Development Rights’ which covers smaller changes and extension, however, if you are planning a large extension, it will most likely require planning permission.
There are statutory time scales stating the process should take 8 weeks, however we recommend that you allow 12 weeks.
We believe that architects add value to works and that our involvement is a significant factor in the success of a project. However some smaller works and extensions do not always require a full architectural service and we are happy to discuss your individual requirements for our input.
Involving an architect at a very early stage will allow you to have an independent advisor on board from the start of your project. We can help you plan for the works in a realistic and sensible way.

It is likely that you will need a structural engineer for most works to a house. You may also need a party wall surveyor if works are proposed along or adjacent to your neighbors boundary. We also work with electrical and mechanical consultants, landscape designers, quantity surveyors, project managers and interior designers, plus pool, leisure and wine room specialist. We will advise you what other consultants are required and at what point they need to be brought into the project.

In almost all projects we believe it is important to have a recognized, tried and tested form of building Contract with the main contractor / builder. We can advise you on the most appropriate form of Contract for your project and assist you with putting the Contract Documents together.
